How to sell your house: viewings during Covid-19

So, you’ve decided to sell your home. Whatever the reason – be it upsizing, downsizing, or moving out of the area completely – selling a property can be a challenging – but rewarding – undertaking.

What are the official rules on viewings during the Covid-19 pandemic?

Despite many businesses having to close their doors during the third national lockdown, the housing market has remained open.

According to official guidance, this means people seeking to move home will be able to both “continue with planned moves” and “view new properties”.

How to carry out a virtual viewing

The Government says initial viewings should be done virtually “wherever possible”.

There are two types of virtual viewings: live and on-demand. The first involves showing an interested party around your home in real time using video calling software, such as skype. You will need a smart device and reliable internet to do so.

An on-demand virtual house tour, meanwhile, is pre-filmed by yourself or your agent and uploaded to the internet to be accessed at the buyer’s convenience.

How to carry out a physical viewing

While virtual viewings are preferred, physical viewings are still permitted when buyers are “seriously considering” a property.

If necessary, physical viewings should be arranged by appointment only and not “open house”.

If you are allowing people into your home, be sure to follow public health guidance. That is, wash your hands regularly, keep at a safe distance (or vacate your property altogether), and wear a face mask. You should ask your buyers to do the same.

You should also ask visitors to avoid touching any surfaces. This can be made easier by opening any interior doors or fitted wardrobes.

Between each viewing, all commonly touched surfaces, such as door handles and railings, should be cleaned with standard household cleaning products.
