How to sell your house: understanding agents’ fees

Understanding agents’ fees

“How much is this going to cost me?”

Unsurprisingly, this is the question we receive most as estate agents. But as everyone’s sale is different, there is no one way to answer.

Most agents charge a flat percentage fee ranging from between one and three per cent, plus VAT. Some agents also offer a fixed fee, but this is not as common.

For example, a 1.5 per cent fee on a property worth £500,000 will come to £7,500 plus VAT.

The fee charged also depends on the services and type of contract offered. For example, some packages include professional photography and assisted viewings, while others may include just online marketing. Agents may also charge more or less if they have the exclusive selling rights to your property.
