When do I instruct my solicitor?

It is a good idea to instruct your solicitor as soon as you have decided to sell your home, especially if your property is leasehold.

Your solicitor requires several documents to be completed in order to carry out the conveyancing process. The conveyancing process is the legal term given to transferring property from one owner to another.

The forms that you are required to complete are

  • Solicitors instruction form
  • Sellers Property information form
  • Fixtures & Fittings form
  • Leaseholders information form (if leasehold)

Many solicitors now ask these questions digitally making it easier and quicker to complete.

When completing your forms you will discover you may be asked for certificates and paperwork related to the property such as

  • Planning permission
  • Certificates and warranties
  • Energy Performance Certificates
